Located in the District of Columbia, this 6 unit apartment building was in need of full renovation.  The building had multiple tenants and Alex Cooper guided the sellers through the Tenants Opportunity to Purchase Act (TOPA) requirements in order to transfer the building to a new owner.  With only 30 days on the market, the auction had over 15 registered bidders and resulted in a sale price significantly exceeding the seller’s expectations.

Located in Baltimore City, Maryland a few blocks from Johns Hopkins University. The property was owned by an investor for over 25 years and he turned to Alex Cooper in order to divest of his multi-family assets so he could reposition his portfolio to be focused on retail shopping centers. The auction attracted over 100 inquiries and successfully sold. The seller then purchased a neighborhood shopping center from one of our auctions with a mixture of financing and 1031 exchange funds.

Located in Baltimore City, Maryland this warehouse had been occupied by a single tenant for over 15 years. When the property went vacant the owner decided to sell the property as opposed to renovating and re-leasing. The owner had been in negotiations with the neighboring property owner but was unable to secure a satisfactory deal. Through our marketing efforts and the auction process, Alex Cooper created a bidding war that ultimately ended with the neighboring property owner paying significantly more than they had offered prior to the auction and purchased the property “as-is” with no contingencies on financing for inspection.

Located in Howard County, Maryland this home is located in a desirable neighborhood but was in need of rehab.  The owner decided to sell the property “as-is” instead of investing in rehab to retail the property to a homeowner.  The property was advertised with a low opening bid which generated an extreme amount of interest.  The auction created a bidding war and the seller was able to realize a healthy profit on the transaction.

Commercial land in a business park located in Frederick County, Maryland.  Alex Cooper was engaged to sell the property and we focused our marketing on both end users for the lots as well as investors.  The auction was attended by 6 registered bidders. One of the lots was purchased by an investor and the other by a business owner who intended to build on it shortly after settlement.  The lots had been on the market for well over a year prior to our involvement and we sold both within 30 days.

Alex cooper will go over a generalized marketing plan and ask questions about your property in order to perform a CMA (competitive market analysis) to determine the value of your property. Typically this involves a site visit, where we can also get to know each other in person.

The Paperwork

An auction listing agreement is sent out for your review and signature. At this stage you will set the reserve minimum for your property and an auction date and time will be scheduled.

Marketing Ramp Up

Alex Cooper will implement the marketing strategy. We will need access to the property for photos and information collection. Diligence materials such as leases, building plans and financial statements will be collected if applicable to marketing your property.

Auction Marketing Period

Your property is added to the Alex Cooper website and MLS. The marketing is then syndicated across the largest and most popular real estate websites as well as print media to maximize the exposure of your property. We also notify Alex Cooper’s global network of highly motivated buyers. It is suggested that the property be made available for scheduled guided tours as well as approved private showings.

Auction Day

Typically, sellers must be available approximately 30 minutes prior to the close of the auction and for the 30 minutes afterwards. As the bidding draws to a close, you will have the ability to accept or reject the high bid, if it is under your reserve price. The buyer and you will sign the purchase agreement and we will collect the earnest money deposit from the buyer per the advertised terms of sale.

Settlement Period

You will be introduced to our settlement coordinator as well as continue to stay in contact with your Alex Cooper sales agent. We will be facilitating communication with the buyer’s title company as well as any requests the buyer may have. The buyer may request access to the property for a walk through. Alex Cooper will review the closing statement on your behalf to be sure it is correct.


Lastly, the property will close, facilitated by the title company. At closing, you will sign over the deed and receive payment.
